Project Type: Evaluation
The Vital Structure:
Precast Plank Support Grout Repair
Issue
Vital Structures was retained to provide structural evaluation with preparation of design plans for precast plank grout repairs on the fourth floor level and roof slab hallway plank systems at Building 100 of Mountain View Terrace Apartments. The existing hollow core pre-cast concrete planks had existing gaps and voids between the existing concrete and support steel as well as poorly positioned retrofit support steel angles.
Diagnosis
Voids and gaps at plank supports exist from inadequate placement of the grout, improper alignment of the planks, creep of the concrete, or misplaced steel support components resulting from movement or settlement after installation.
Solution
Vital Structures performed an extensive evaluation with exploratory test cuts to further investigate the existing concrete structure. To achieve full bearing between the existing precast concrete and support steel, we specified a structural epoxy mortar to be placed in all gaps at the existing steel to concrete conditions and steel to steel conditions.
Result
The Owner requested that the project be completed in the winter to avoid overlapping, ongoing projects. Due to the varying conditions at each of the precast concrete to steel locations, the Contractor was provided with options for installing the grout. The project achieved full bearing for the precast planks along with the supporting steel. The soffit material at each of the locations was also removed, reinstalled and painted to match existing conditions.
