Project Type: Evaluation
The Vital Structure:
Third Party Review of Building Envelope and Associated Renovations
Issue
The Harris Pond Condominium Complex consists of twenty-two wood framed multi-unit townhouse style buildings constructed in phases during the late 1980’s. Vital Structures was tasked with an exterior building envelope assessment of each building in the complex to review the quality and completeness of a recent exterior envelope renovation project.
Diagnosis
Vital Structures performed an exterior visual assessment of all buildings, related to, cladding, fenestrations, entry area reroofing, privacy screens, and patio decks, and documented signs of water infiltration at various areas related to the renovation project. We also interviewed condominium board members and residents to discuss ongoing issues with the buildings.
Solution
Vital reviewed existing renovation project documents to verify the scope of work completed as related to observed defects.
Result
Vital prepared an evaluation report including observations, photographic documentation, summary of deficiencies, options and general repair recommendations.
