The Vital Structure:
Leaking New Construction Garage- Forensic Evaluation, Boston, MA
Issue
Vital Structures was retained by the manufacturer of a below grade blind-side waterproofing system, as they were recently made aware that a new construction building which utilized their product has several leaks in the new below grade garage. Vital Structures was asked to perform a forensic evaluation on behalf of the Waterproofing Manufacturer’s legal team, in an effort to determine whether the leaks were a result of failed material, or poor workmanship during original construction.
Diagnosis
Vital Structures traveled to the site to observe the extraction of several through-wall core samples in the recently placed concrete foundation wall. The purpose of these cores was to attempt to expose small samples of the ‘blind-side’ waterproofing system at areas where the leaks were reported. Specific interest was taken at area where manufacturer typical detailing would be required, and expected to have been installed by the contractor. In addition to the limited through-wall cores, Vital Structures took samples of ground water so that the waterproofing manufacturer’s technical department could test and determine whether there were any contaminants in the water that may have deteriorated the waterproofing.
Solution
Vital Structures provided our client with a detailed summary of our observations and professional opinions. This was used by their attorneys in discussions with the building owner and contractor’s legal teams, in an effort to determine which party is liable for the leaking.
