Project Type: Evaluation
The Vital Structure:
Exterior Balcony & Limited Wall Repairs
Issue
Vital Structures was retained to provide an evaluation and design of localized exterior walls and balcony areas, due to ongoing water infiltration at the three referenced units above (three tier stack design). The existing structure is typical 1980’s masonry veneer construction with a gambrel style roof. Balcony structures were rotting with various degrees of imminent failure.
Diagnosis
Without proper drainage, flashing and water shed from the roof down to the first floor, ongoing leaks were prevalent through the localized exterior wall and balcony areas starting at the third-floor unit (Unit 2F). With ongoing moisture exposure, the existing balconies and exterior walls experienced severe corrosion and deterioration
Solution
Vital Structures performed an extensive evaluation inclusive of test cuts and hazardous materials testing. A hazardous materials report along with our structural evaluation were provided to the owner. An improved deck system inclusive of a post-down system in lieu of the existing cantilever decks as well as limited wall repairs with improved drainage and flashing were part of our design requirement.
Result
The project was completed between December and January (2023/2024). Due to winter conditions, the scope inclusive of concrete was to be completed in the early week of December and then the project was to pick back up following the new year. New diverters were installed on the upper and lower roofs to aid with water shed as well as improved sliding doors flashing heights, LVL exterior wall framing, AZEK wrapped deck faming and new cedar shingles in lieu of the brick veneer.
