Amazon Robotics – Complete Window System Replacement
Issue
Vital Structures was retained to perform engineering consultation services of the window systems and various architectural features at the above-mentioned property of approximately 160,000 square feet used as offices, warehouse, and research space. This building had a combination of storefront, curtain wall, and punched window systems. The existing systems had in been in place for 20+ years and needed replacement with modern energy-efficient and low-e window systems as per the tenant’s lease agreement. Additionally, there had been a mechanical louver in place that was no longer in use and contributing to water infiltration to the interior of the building.

Diagnosis
We determined that each window system on the building’s façade was required to be replaced during our on-site evaluation due to poor energy ratings of the existing windows, failing sealants and poor original installation. We found atypical conditions at most window rough openings due to several interior renovations performed at this property over the years. We also found that the existing louver no longer in service had not been detailed correctly and daylight was visible from the interior of the building.
Our Solution
Vital Structures created engineered design drawings and specifications for the installation of new window systems across the entirety of the building, along with structural infill and detail drawings to replace the existing louver. This project is currently in construction and is on schedule to be completed in the Fall of 2022. We are presently providing Controlled Construction Administration services for this project and are attending regular construction project meeting with construction quality assurance review.
